What Nobody Tells You About Dumpster Rentals for Kissimmee Vacation Home Turnovers
Osceola County just closed out a record year for tourism, and vacation homes are the reason why. Experience Kissimmee reported that in nearly every month of fiscal year 2025, vacation home rentals contributed more to the county’s tourism development tax than hotel stays did, 56.2 percent of that tax coming from vacation homes versus 40.4 percent from hotels. The county pulled in more than $81 million in tourism taxes last year, and 2026 numbers are already tracking ahead of that.
Behind every one of those bookings is a turnover, and Kissimmee now has more than 30,000 professionally managed vacation properties to turn over, some standard family homes, some 15 bedroom villas with their own game rooms and private pools, according to Experience Kissimmee. What that growth does not tell you is how different a vacation rental furniture turnover actually is from a normal home cleanout, and how many people find that out the hard way, usually a day or two before the next guest checks in.

The Zoning Question Nobody Asks First
Here is something that surprises a lot of owners, especially newer ones. Not every home in Osceola County is legally allowed to operate as a short term rental, regardless of what the HOA allows or what the previous owner told you. The county restricts short term rental use to specific zoning designations, STRO and STRPD zones, and standard residential neighborhoods generally cannot operate as vacation rentals at all. Reunion, Storey Lake, and Solara are among the established communities that actually sit inside approved zones.
That matters here because a vacation rental license and a dumpster delivery are two completely separate approvals. Having one does not clear the other. We have shown up to properties where the owner assumed a gate code and a state license meant everything was settled, only to find the community requires separate vendor registration, or in a few cases, that the address was never actually zoned for short term use in the first place. Neither of those is something a dumpster company can fix on delivery day. It has to be sorted out before the truck leaves the yard.
It is also worth knowing that STR rules can differ sharply between well known communities that all sit in Osceola County. Industry reporting on local rental regulation describes Celebration as prohibiting short term rentals outright, and St. Cloud restricting them to hotel and motel zones, which effectively rules out its residential neighborhoods. Same county, very different answers depending on which side of a zoning line a property sits on. Confirm this for the exact address before assuming a “Kissimmee area” property qualifies at all.
Furniture Turnovers Break the Normal Sizing Rules
Most residential dumpster sizing comes down to weight. Roofing debris, tile, concrete, all of that is a weight problem long before it is a volume problem. Vacation rental furniture turnovers flip that logic. A container full of bed frames, mattresses, sectional sofas, and packaging from new furniture deliveries is almost never going to hit a weight limit. It hits a volume limit instead, and volume in this context depends entirely on the specific pieces, not the bedroom count.
We have sized two six bedroom villas completely differently because one had basic twin beds and light furniture throughout, and the other had king bedroom sets, a sectional the size of a small boat, and a full game room getting replaced. Same bedroom count, very different container. If you call us and just tell us the number of bedrooms, we are going to ask more questions, mattress count, major furniture pieces, whether anything is being dismantled first. It is not us being difficult. It is the only way to actually get the size right the first time.
Mattresses Are Their Own Category, Not an Afterthought
If there is one thing worth remembering from this whole post, it is this: tell us your exact mattress count before we quote you, not after the truck shows up. Mattresses affect container volume, pricing, and in some cases what a receiving facility will even accept. We have had turnovers where four or five mattresses got added to a load without anyone mentioning it upfront, and that changes the math after the fact in a way nobody enjoys discovering at pickup.
Gate Codes Are Not the Same as Vendor Authorization
A gate code gets a driver to the community entrance. It does not necessarily get a commercial delivery truck cleared to enter. Storey Lake, ChampionsGate, Reunion, and Windsor Hills each run their own rules, and some communities require advance vendor registration or even proof of insurance before a truck is allowed past the gate house, regardless of whether the resident inside has a code that works.
Osceola County itself warns that subdivisions and planned developments can layer on additional architectural or use restrictions beyond standard zoning. In practice, that means the community rulebook and the county rulebook are not always the same document, and a property manager assuming one covers the other is one of the more common reasons a delivery gets delayed.
The County Bulk Pickup Trap
Unincorporated Osceola County will pick up bulky waste at the curb for free, up to three cubic yards a week, and that is a fine option if you are getting rid of one couch. It is not a container. It is a curbside pile limit, and it does not include appliances, which need to be scheduled separately. We have talked to more than one owner who assumed county pickup could handle a full room by room refresh because it is free, only to realize three cubic yards disappears fast once real furniture is involved. A supplemental pickup exists for larger loads at roughly $12.01 per cubic yard, but at that point you are usually better off with a dumpster anyway, especially if the project spans more than a single day of loading.
The Real Lesson
Every genuinely difficult vacation rental turnover we have handled had the same root cause: too many people giving instructions, and no single person actually authorized to make the call. An owner in another state, a property manager, a cleaning crew, sometimes a furniture delivery company all showing up around the same window, and nobody quite sure who approves what if something needs to change mid project.
The fix is not complicated. Name one local contact before the job starts, someone who can approve placement, handle the gate, and request pickup, and give that person the authority to make small decisions without having to track down the owner every time. It sounds obvious written down. It is the single most common thing missing from the turnovers that go sideways.
One More Thing: Pool Chemicals and Leftover Paint Are Trickier Than They Look
Vacation property storage closets tend to collect pool chemicals, cleaning supplies, and half used cans of paint over time, and none of that belongs in a furniture dumpster. The instinct is to treat a vacation home like any other house and drop it off at the county’s household hazardous waste program. That program is for residential households, and it does not accept business or commercial waste. A professionally managed short term rental sits in a gray area there, it looks like a house, but it is often operated commercially.
